Historically, WPV's real estate investment effort
has pursued a value added and collaborative, community-based strategy
of urban development, working in concert with potential project
users, local residents, businesses and public entities to ensure
the successful development of its projects. WPV II will continue
to use this strategy to meet its performance goals.
WPV II will use its network of contacts with
redevelopment agencies, mainstream development partners and emerging
developers to do the following:
- Identify attractive development sites
and provide analytics for project evaluation
- Match local emerging urban developers
who have a thorough grassroots understanding of a particular target
market with attractive development sites, and established developer
partners
- Structure attractive development deals
including the facilitation of relationships with key subcontractors
- Provide and structure attractive financing
including assistance in identifying tax increments and other
credits
- Provide a broad range of operational
support including project feasibility, accounting/reporting
and control/reporting systems
- Develop liquidation strategies and assist in implementation
- Use portfolio approach to diversify risk
and develop exit strategies to realize returns on individual
projects
